ARE YOU AN EXPERIENCED MANAGER WITHIN THE PROPERTY MANAGEMENT INDUSTRY? DO YOU HAVE EXPERIENCE OF MANAGING AT LEAST 2-3 PEOPLE AND HAVE EXPERIENCE IN BOTH PROPERTY AND ESTATE MANAGEMENT?

Ellis Mason have the pleasure of a REGIONAL MANAGER for a  growing property and estate management business.

As the REGIONAL MANAGER you will be responsible for line managing 5 experienced Property Managers and therefore you will need to have previous line management experience. Ideally you will be MIRPM, although they may consider AIRPM qualified people, if you have the right level of experience. 

Your job as the REGIONAL MANAGER will be to oversee the performance of your area and of your individual team members. You will need to be technically competent in all areas of the industry and will be the leader for your team in all aspects of knowledge and experience. 

As the REGIONAL MANAGER you will be responsible for the financials of all of your teams sites and for the professional, exceptional service that the team are to provide. You will not directly manage your own area but you will be managing your region as a whole through the management provided by your team. 

THE SALARY & BENEFITS

  • Permanent, full time basis.
  • Salary is dependant on experience and suitability - please supply salary expectation on application. 
  • A profit share bonus of up to £4,000 per annum is available.
  • A £4,000 car allowance. 
  • A £1,000 increase to salary takes place after initial passing of probationary period (6 months).

THE JOB

The main duties included within the role of REGIONAL MANAGER, are: 

  • Responsibility for the effective service delivery of your region, broken down into 5 portfolios. 
  • Monitoring all financials such as expenditure management, budget control, etc, on a regular basis to ensure targets are met and exceeded. 
  • Ensuring the timely collection of service charges within your area.
  • Arranging and administering relevant supplier contracts. 
  • Overseeing the whole service delivery program (including cleaning, planned and unplanned maintenance and repairs, contracts administration, etc. 
  • Attend properties and lead/attend customer or supplier meetings when appropriate.
  • Reviewing your teams performance using the Bradford Factor.
  • Assisting team members with day to day prioritising and time planning. 
  • Having a full awareness of each team members portfolio and the challenges they face in their day. 
  • Investigating and responding to any customer complaints, handling this process from start to end. 
  • Taking ownership of any difficult customer relationships and supporting your team members in times of struggle. 
  • Assisting in any Ombudsman complaints. 
  • Allocating and delegating team tasks to individuals. 
  • Building strong rapport with internal departments.
  • Supporting the implementation of training and development for your team. 
  • Taking ownership in running training sessions. 
  • Induction of new staff members.
  • Reviewing current processes for possible improvement. 
  • Holding fortnightly 1:1 with all team members.
  • Carrying out half yearly reviews for all team members.
  • Maintaining all aspects of sites records.
